Land Conservation Easement Appraisals: Uniform Appraisal Standards for Federal Land Acquisitions (Yellow Book) appraisals. IRS Appraisals – Conservation easement donations. My Conservation Easement work currently includes appraisals focused on the expansion of the City of Flagstaff Urban Trail System. I have 30 years of experience with IRS Section 8283 appraisal reporting. Government Clients include the U.S. National Park Service for Valuation of Concessionaire Leasehold Interests in Grand Canyon National Park and the Arizona State Land Department for Small Tract Claims Act Appraisals. Since 1995 I have performed land valuations for the Santa Fe Railroad in Arizona including recent studies for the expansion of Walnut Canyon National Park.

PGCCS School Site Valuations

Real Estate Site Selection: My services to school districts, municipalities, Tribal Governments and Non-Profits are well known in 9 counties in Arizona. I currently provide ongoing commercial appraisal services to Northern Arizona Council of Governments (NACOG), PGCCS and Western Arizona Council of Governments (WACOG) for the Office of Health & Human  Services (OHHS) Head Start School Site Valuations. This work is focused on Code of the Federal Register mandatory real estate appraisal reporting and compliance with OHHS Tri-ennial Auditing Requirements.

Specialized Appraisal: Condemnation & Right-of-Way Services: I recently completed eminent domain right-of-way appraisals for the Pinewood Sanitary District, and an 11-mile pipeline easement in St. Johns and Concho Valley, Apache County, Arizona. I also completed all of the required condemnation appraisals for the Fredonia Waterline Loop Project on Arizona Highway 89 in northwestern Coconino County.  My right-of -way appraisal experience includes roadways, pipelines,  geophysical exploration, fiber optic & windfarm corridors, cell tower sites, municipal utilities and flood control structures. Arizona State Land Department Special Land Use Permits appraisals.

Native American Consultation: Appraisal services to the Navajo Nation. NN Chapter real property appraisals per the GAAP revaluation model. This work includes appraisals of Chapter House buildings, Senior Centers and school buildings. This work  is designed for use in Title 26 Fixed Asset Inventory reporting.

Appraisal work with the Hopi Tribe provides specialized appraisal services to determine eligibility of off-reservation properties for listing on the National Register of Historic Places and Conservation Easement elections on off-reservation lands including Tradition Cultural Property (TCP) preservation. TCP work is ongoing with tribal governments in Arizona.

Other Relevant Appraisal Experience 1984-On-going: Completed over 6,000 mortgage-related appraisals and review assignments. I have over 20 years experience as a Fannie Mae (FNMA) REO appraisal service contractor in Northern Arizona. Experienced in Real Estate appraisals for ALTA Title Insurance disputes and claims resolutions.
